The property

Pixie Cottage is a charming and well-presented character cottage.

It is ideally located on Clarence Hill, just a few minutes walk from the shops, pubs and restaurants of the historic naval town of Dartmouth and the picturesque River Dart. Perfect for a couple or young family, Pixie Cottage is thoughtfully equipped and benefits from a south facing cobbled terrace with hardwood decking seating area.

There is a patio table and chairs, and the terrace provides elevated views and river glimpses.

The entrance to the Cottage leads into a small lobby directly from Clarence Hill.

Upstairs there are two tastefully decorated and comfortable bedrooms.

The master bedroom has a leather trimmed double bed and looks over the terrace area at the rear of the property, with views across the town towards the river & Kingswear. The smaller second bedroom situated at the front of the property has matching twin beds, bedside cabinets and looks out onto Clarence Hill. Downstairs there is a lounge with comfortable leather sofas, window seat and a small wooden dining table and chairs.

The lounge has a Smart TV, DVD player & Bluetooth speaker.

In addition to central heating throughout, there is also a feature fireplace with gas powered coal effect fire, ideal for cosy winter evenings.

The living area leads into a cleverly designed and well-equipped galley kitchen with rooflights (and a slightly sloping tiled floor).

The kitchen benefits from a fridge freezer, gas hob, electric fan oven, microwave, washing machine and small dish washer.

Adjacent to the kitchen is a modern shower room with large cubicle shower, w.c., hand basin and heated towel radiator. Pixie Cottage provides a great base for guests looking to explore the area on foot or more widely by vehicle.

Blackpool Sands beach is a 5-10-minute drive and Woodlands Theme Park is just 3 miles away.

Included in the price is dedicated use of an annual car parking permit for one car, which is for use in the nearby Mayors Avenue public car park (subject to availability).

Note: This property has a Good Housekeeping bond of £200.

About the location

DARTMOUTH

Totnes 12 miles.

Dartmouth lies on the banks of the beautiful River Dart estuary in the popular and picturesque South Hams area of South Devon. Located within an Area of Outstanding Natural Beauty and close to the coast, Dartmouth is one of the most popular tourist destinations in Devon. It offers a stunning waterfront, ancient narrow streets lined with boutique shops, restaurants and art galleries plus many local events such as the annual Dart Music Festival and the Port of Dartmouth Royal Regatta, along with the Dartmouth Food Festival held every October. There are many interesting cycling and walking routes around Dartmouth, including the South West Coast Path, the Dart Valley Trail and plenty of quiet country lanes. A trip on the Dartmouth Steam Railway through picturesque countryside to Paignton is a must, and so is a boat trip across to Kingswear and on to Brixham, a pretty little harbour town. For those seeking some beach activities, there is a wide choice in the South Hams area such as Blue Flag Award winner Blackpool Sands, and Slapton Sands, both extremely popular and just a stone's throw from Dartmouth. A relaxing location in South Devon.

NOTE - No parking at the property - parking permit supplied (car park is approximately 5 minute walk from the cottage). Please note that the Mayors Avenue car park is closed for the Regatta Week.

Please note there may be internal renovation or scaffolding taking place on the property opposite at some point during 2025, please contact the local office for further information.

Please be aware that Clarence Hill is narrow with a 6' width restriction in place.
