Wonderful position overlooking the Kingsbridge Estuary with a delightful small balcony on which to catch the sun, watch the wildlife, take coffee/tea - and eat an afternoon cream tea!

Kingsbridge is very pretty but there are some very steep hills! It was great to have a parking space and everything on the one level but it was very tight to get out of the parking space when someone was parked in the next space. Buses available from the town centre for Salcombe, Totnes and Plymouth.

Had everything we could want. Lovely views over the estuary. Car parking space is handy, but a bit tight if you have a big car. Perfect base for exploring the south Devon.. Would definitely recommend to family and friends.

Bruce “Rats spoiled this holiday.”
They are in the courtyard and ate wiring in my car which had to be recovered by the AA. When I moved the car 3 rats ran out and into the hallway of the flats. My wife chased them out and they ran down the courtyard and under pipe covers. Obviously they are infesting the building.

Steven “Just perfect.”
The apartment was lovely, the setting is perfect. We were blessed with sunshine and sat on the patio most evenings watching the coming & going on the water. We took a couple of very comfy recliners with us which made all the difference, it meant shifting the table and chairs around but that was all. The apartment is well placed to get the ferry to Salcombe or buses to further afield. Parking is secure which is a bonus and although the space for the apartment is tight I didn’t have a problem getting a big family saloon in and out without any problem. We loved our time there and wouldn’t hesitate in recommending it. We will be back.

Vernon “A lovely flat with many extras that you wouldn't normally expect to find.”
Great to sit on the balcony and watch the constantly changing view of the estuary, the boats and people walking along the quayside. Easy walk into kingsbridge and all its facilities. Only downside was the parking. There is an undercover allocated parking space but due to its position at the end of the row of parking spaces and limited turning room, it is extremely difficult to manoeuvre into the space for anything bigger than a small car especially with another car parked in the adjacent space. Even so we would happily book this flat again.

Cara “Beautiful views from the property, not too far from local attractions.”
The kingsbridge area is nice for short walks and they have a little market on Tuesday mornings. We had a great stay and our little one did too. I would recommend having a highchair and cotbed so people don't need to bring these - a highchair especially as it's very big to be able to take and we have a big car but still couldn't bring it with all the other stuff we needed for the toddler. The dishwasher also needs to be looked at as doesn't work well so we did a lot of washing up, as well as the living room blinds.

Beds really comfortable with lots of pillows and lounge area really spacious with comfortable seating. One of the toilet bowls was soiled. No facilities for recycling. Not acceptable in this day and age to expect guests to throw away recycling in the rubbish or to have to take it home with them. If there were nearby facilities to recycle I couldn’t find them and this needs to be clearly communicated. I requested late checkout via email to Sykes they didn’t respond I had to chase. This is poor customer communication.

We love the location, spend hours on the patio watching the birds, great base with so much to see and do, a very very well equipped flat with everything you could need ....even in this weeks heavy rain! Kingsbridge is a gem full of lovely people too. Don’t miss the antique shop. Elizabeth Gloucestershire

Shame the bedding was all feathers. Most rentals use synthetic as its more hygienic as it can be washed. Had asthma attack first night. Management didn't seem bothered. Had to go and buy new bedding for rest of the stay.

Iris “The property was in a lovely location and very well appointed.”
It is one we would choose again and recommend to family and friends. Unfortunately it had not been cleaned properly. I had requested non feather bedding etc because I am an asthmatic and very allergic to feathers, a common issue these days. There seemed to be a problem about this (see emails). The main bedroom did have non allergenic bedding but the old feather bedding had been left in the wardrobes without covers! It had to be moved into another bedroom and all the wardrobes cleaned. They were very dusty and dirty and the end one had black mould up the wall, on the carpet and on the mirror and picture stored in it. The carpet and skirtings, etc were very dusty but when we found the vacuum cleaner it too was needed dusting before use, also it needed emptying. Our first evening and following morning were spent cleaning this room. This was very disappointing and could have caused serious health issues for an asthmatic, never mind someone with a serious allergy problem. I sent emails to the local agent about this who said they would look into it. They offered a further clean later in the week but having done most of it we didn’t want further disruption to our holiday. This is a very nice property let down by cleaning/ supervision issues. These need to be seriously addressed by the maintenance company. We feel sorry for the owners.

Apartment was comfortable and warm. Only slight downside was the parking, the allocated space would be difficult to get into if someone was parked in the adjoining space, luckily this was always empty we were there allowing room to manoeuvre.

Lynette “The only slight issue was the size of the shower in the en suite if you are like us on the larger side the shower is very small although the pressure and temperature were very good.”
Overall a lovely apartment we enjoyed sitting on the terrace watching the world go by. Great position - Friday and Saturday nights were a little noisy with people leaving the Crabshell Inn next door but didn't spoil our holiday.

Very clean and very well equipped to a high standard. Couldn't ask for more regards the accommodation. Location good with nearby shops, pubs serving food and restaurants all in all very good. The only down side is the noise from the Crabbshell inn bar and restaurant next door. Very, very noisy with music and shouting outside most evenings. Then at closing time which is as late as 1am the noisy, shouting, swearing youths make there way past the bedroom windows which is only about 5 foot away. Had to ask them to be quiet on one occasion as wanted to have a row with each outer outside the bedroom window at Midnight!.

Stephen “The property required further cleaning, cobwebs where found throughout, practically in every corner.”
The mattress in the main bedroom was pretty disgusting with numerous staining. (We were relieved that we didn't notice this until we stripped the bed at the end of our stay). The Crabshell Inn is located next door and whilst convenient it is extremely noisy, especially at closing time when the revellers travel along the footpath that is literally parallel to the master bedroom.

Judith “The apartment is lovely with a great outlook and very comfortable although there are a few things which could have made it better, for one the cleaner needs to be a lot more thorough, I wiped everything down when we got there and the cloth was quite dirty and there were a few spots which are obviously missed e.”
G the kitchen tap was filthy underneath at the nozzle end, also the oven wasn't very clean. We also swept the floor throughout and amassed quite a pile of dirt, crumbs etc. The apartment door rattles if you have the windows open, there needs to be hooks or somewhere to hang clothes in the bathroom, toilet roll holders and a shelf or somewhere to put toiletries in the en suite.Apart from that we had a lovely week.

It was very well equipped, with everything we needed. However, we found the shower in the main bedroom en-suite to be too small to use, and we had to resort to the shower in the family bathroom.

We will also be telling friends and family about it. In order to make it better for those with mobility issues it would be extremely helpful to install grab handles in the end suite to enable using the toilet and shower in comfort. A foldaway seat in the shower would also be helpful. We have a slightly smaller shower cubicle at home and have such a seat for my wife. Takes up very little room when folded up. It is well situated for looking around the South Hams, and is also good for visiting further afield in Devon such as Plymouth, Dartmoor and Exeter. Kingsbridge is good for shopping, with many individual shops as well as supermarkets.

Set out with a lovely view over the estuary at Kingsbridge. The flat is spacious and light with everything you need for cooking and looking after yourself. The main bedroom has a view to die for and is light and a nice size. We does love it! Once you get to know the parking it is good.

Only small criticism is regarding waste disposal. A small food caddy in the kitchen would remove the need to go outside with every bit of food waste. Our Oxfordshire Council supply these along with three wheelie bins which makes life much simpler and enables us to recycle nearly everything. Devon C.C. need to up their recycling game. Other visitors we spoke to were also confused about what to put where and where to store the different sacks in the flat.

Crabshell Quay is a development of luxury apartments, situated on the banks of the Kingsbridge/Salcombe estuary, just a few minutes’ walk from Kingsbridge’s shops, boutiques and restaurants.
1 Crabshell Quay is a superb, well-equipped ground floor apartment, stylishly furnished to a very high standard, with security-controlled parking and stunning views.
The property is accessed at level entrance from the parking area, with a spacious hallway leading to a wonderful kitchen, comfortable sitting area and pretty dining room.
French doors lead out to the terrace with a table and chairs, perfect for watching coastal wildlife and the tidal estuary.
The kitchen includes granite work-surfaces, a range of appliances, and a washing machine and tumble dyer in a separate cupboard.
Dining area has a wooden table seating six.
Sitting area features two leather sofas, pouffe, and a flat-screen TV with DVD player.
The large master bedroom hosts a King-size bed, two chairs, ample storage including built-in mirrored wardrobes, stunning views and an en suite shower room.
The second bedroom has a King-size bed, chair, bedside units, drawers and built-in mirrored wardrobes.
Bedroom three has a single bed, dressing table/desk, bedside unit and chair.
In addition to the en suite is a family bathroom with bath and power shower over.
Covered designated parking is available for one car (no trailers permitted), with additional on street parking available within 100 yards from property and a long-stay car park within five minutes’ walk.

The busy little town of Kingsbridge lies at the head of a marine estuary in the attractive South Hams area of South Devon. Kingsbridge is home to a range of lovely independent shops and coffee shops, as well as a 3-screen cinema and an award-winning pub. During the summer season there are estuary excursions by ferry to Salcombe which lies on the banks of the Kingsbridge Estuary, making it one of the prettiest towns in South Devon. Salcombe is famous for its outstanding coastal views, rolling countryside, and is a watersports paradise for kayaking, surfing, paddle boarding and powerboating. It is packed with boutique shops, high street brands and independent producers, restaurants serving freshly caught seafood, and Salcombe Gin and Ice cream! Kingsbridge is perfectly located as a base to enjoy the abundant wildlife in this Area of Outstanding Natural Beauty (AONB), which also forms part of the South Devon Heritage Coast. Visitors can take a walk along the Kingsbridge Quay, wander through the narrow alleys off Fore Street or visit the Shambles in Totnes, an Elizabethan market arcade. Around the South Hams area there are picturesque ports, such as Dartmouth and Salcombe, together with sandy beaches at Blackpool Sands near Stoke Fleming and the two sandy beaches at Thurlestone. There are a host of small attractive villages in South Hams offering interesting pubs, local farm produce shops and pretty rows of cottages, plus further afield the waterfront city of Plymouth is a vibrant centre, housing the National Marine Aquarium, historic Barbican Quay and plenty of night life, including theatres, restaurants and bars. Kingsbridge can be easily reached by train to Totnes and then a local bus service which will take you to Kingsbridge town centre.
